Alhamdulillah, our HLE got approved today! Though th loan amount is lower than I expected. (HDB estimated loan enquiry cheat my feelings, really) But its okay! :) Dah boleh semangat view rumah sekarang! Actually, dah start view satu rumah ni pun last few days but we rejected th house cos a lot of reno works have to be done. Rumah dia teruk gila bhai. Plus it's an indian owner.
A lot of calculations done for today. HLE: $179,200 Repayment within 25 years: $813 Repayment within 20 years: $959 was thinking of 20 years, but it's at risk knowing that once we got older, the percentage going to our ordinary account will be lesser, and we don't want to top up cash Combined CPF amount as of Oct '18: $65,000+ Stamp Fees: approximately 4-5K i guess Enhanced CPF Housing Grant: $50,000 Proximity Housing Grant: $20,000 Additional Housing Grant: to be advised. should be $15k or $20k Total Grants: 85K - 90K Min. budget: $324,200 Excluding AHG: $309,200 179.2K (HLE) + 60K (CPF) + 85K (grants) So yup. Max 325K, which is hard to get a 4 room resale flat with that figure. But there still are. There are a few units alr on my list, waiting for viewing. Hopefully all tht can be done within two weeks, until we finalized which house is suitable for us, and meets our budget.
We are still debating on th location. To be fair, I think it's best if we get th house tht is located at th center of both our parents. Gek Poh area & Jurong Point area is fine. But th latter selling price is too expensive. But laki aku ni, masih eh nak jugak dekat dgn rumah parents dia. I have to agree tht th amenities there is excellent, but, i prefer to live in a peaceful & quiet area. And his area flat year lease is above 30 alr. Plus, when I have a child, I want my parents to take care of him/her while waiting for me to end work to fetch him/her back with me. Not tht I'm being selfish but my in laws alr have a grandchild staying w them. My parents haven't had any. And my sisters are gonna be th best aunts ever. And th environment at my house too is perfect. Tak memekak. Not a negative environment. Don't want to elaborate more about that kan. Kalau dia masih tak nak agree to it, I'll decide to move out from Jurong. Biar dua-dua jauh. Adil. Aku malas kalau nak bertekak pasal ni bende remeh.
We also have had another debate about bto or resale flats. Initially, I wanted resale. But after giving a thought about it, I changed my mind. And husband is so persistent wanting a resale flat, cos we don't have to wait for a long time, and resale flats are big in size. Personally, I feel that th size doesn't matter now, as long as we get a 4rm flat. Lets say if we have 2 kids one day, a boy and a girl. Of cos I want my boy to have a room for himself. That's why I buy smartly. Dah tua dabis bayar anak da kahwin, baru kita jual rumah and beli rumah studio for just th two of us. Biar downgrade, jangan upgrade. But buying a resale flat, we have to fork out a lot of cash. Agent fees is 1%. Belum masuk admin fees. And, if th seller wants cash from us, th maximum they can ask for is 5k. Hopefully ada lah kan seller yang ok with no cash involved. Mana yang terdesak sangat nak jual rumah ke. We as a buyer have to really negotiate. We do have our savings from senoman which we will get early next year. But tht $10k is for my barang rumah actually. Kalau boleh tanak laa kan kacau duit tu. We don't even know how much our reno loan will we get, how much will our reno costs. Cukop ke tidak. Bto flats is cheaper by a bit, and if we do a simple reno shouldn't be tht costly. Without th need for hacking like resale flats. But again, my husband insist and we alr sign th agreement with Propnex so, lets do this! Kite perit sementara sama-sama, ok?
